Frequently asked questions
Is the digital protocol legally recognized?
A handover protocol with digital signatures from both parties is legally recognized in Germany and serves as documentary evidence. In disputes about the apartment's condition, a complete, signed protocol with photos is the strongest piece of evidence.
Does my tenant need to install the app?
No – there's nothing to install. The app runs as a Progressive Web App directly in the browser. Your tenant opens the invitation link, registers for free in under a minute, and can start immediately.
What if the tenant can't sign on-site?
No problem. The landlord signs first on-site, the tenant can provide their digital signature later from their own device – for example the next day from home.
Where is my data stored?
All data is stored on servers in the EU (Frankfurt). We are fully GDPR compliant and do not share data with third parties. Photos and documents are encrypted in Supabase Storage.
Can I edit protocols after the fact?
As long as the tenant hasn't signed yet, the landlord can edit all sections (furniture, meter readings, keys, notes). After both parties have signed, the protocol is locked – which is intentional for legal reasons.
How are meter readings from the protocol used for utility billing?
Meter readings captured in the protocol automatically flow into utility management. You see consumption charts, costs per period and a forecast to the end of tenancy – without double data entry.
